Consumer Construction Loan Specialist

Position Summary
The consumer construction loan specialist manages all closed residential construction loans including processing, underwriting, and closing consumer construction loans. The incumbent processes and underwrites consumer, construction, and residential mortgage loans.
Essential Functions
Manage a pipeline of all closed residential construction loans ensuring timely and accurate accounting of inspections, advances, and progress of work during the construction phase through the issuance of a final certificate of occupancy.
Communicate with borrowers on a regular basis.
Order, monitor, and review all third party inspections during the construction phase.
Maintain an Excel spreadsheet for the entire closed residential construction loan pipeline.
Provide accurate and timely accounting of all closed residential construction loans to management.
Collect and review all inspections and budget updates to ensure construction progress is on target with loan term.
Make site visits on smaller construction projects.
Process and underwrite consumer, construction, and residential mortgage loans.
Communicate with mortgage sales and operations staff in order to maintain a high level of customer service.
Support the branch network by communicating loan status, policy, procedures and products.
Liaise between management, loan officers, consumer loan staff, and borrower during the entire construction phase.
Maintain knowledge and understanding of bank policies and procedures.
Maintain industry, technical, and professional knowledge by attending training and educational workshops.
Additional Functions
Assist on projects and products as assigned.

Education and Experience
High school diploma or equivalent.
Residential or consumer loan processing or underwriting experience.
Licenses and Certifications
Knowledge, Skills, and Abilities
Fundamental knowledge of credit underwriting concepts.
Excellent computer skills in a Microsoft Windows environment including proficiency in Word and Excel.
Proficient oral and written communication skills.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages. Ability to apply concepts of basic algebra.
Ability to read and comprehend legal documents, governmental regulations, and professional publications.
Ability to effectively present information and respond to inquiries from senior management, attorneys, vendors, government agents, and the general public.
Ability to write reports and business correspondence.
Ability to speak and write clearly in order to effectively convey information so that others understand and as appropriate for the needs of the audience.
Ability to apply common sense understanding to carry out written and oral instructions.
Ability to work independently with little supervision.
Physical Requirements
Ability to sit for long periods of time up to 75% of work hours.
Ability to use hands to grasp, handle or feel.
Ability to use computer keyboard and system to enter data and process information.
Ability to talk, hear, and see.
Ability to use telephone to communicate with customers and employees.
Ability to use office equipment such as teller scanner, personal computer, telephone, Blackberry, copier, fax machine, adding machine, etc.
Ability to lift up to 10 lbs. at least 10% of work hours.
Ability to read a computer screen at a close distance and type.
Working Conditions
Moderate sound as in business office with office machines, computers, and people traffic.
Open floor work environment.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
